| Description: | Responsible for planning, organizing, and directing the general maintenance function; coordinating work within the department as well as with other departments and units; reporting pertinent information to the immediate supervisor; responding to inquiries or requests for information. |
| Duties: | Plans, organizes, and directs the general maintenance function as follows:
a) Coordinates remodeling jobs, including conferring with department heads to coordinate remodeling projects and develop strategies to perform the work as efficiently as possible.
b) Works with various parties to resolve maintenance problems; "troubleshoots" these situations and takes appropriate, timely action.
c) Continually evaluates the results of maintenance activities; handles performance problems with equipment, vendors, etc.
d) Ensures that all maintenance activities are performed consistent with bank policy and procedure, safety parameters, security procedures, etc.
e) Works closely with all bank management and supervisory personnel to ascertain maintenance needs and to deliver cost-effective service.
f) Ensures that all mechanical equipment, such as air conditioners, heating systems, etc are functioning properly.
g) Monitors overall physical conditions of all bank properties, including snow removal, replacing light bulbs, and broken windows.
h) Answers telephone calls and receives and responds to requests for maintenance or errand services.
i) Makes arrangements for, and oversees the work of sub-contractors; inspects work performed by sub-contractors to insure that it meets specifications and expectations.

| Qualifications: | Education and Training: A high school diploma or equivalent is required. Specialized equipment and maintenance training, e.g., electrical, plumbing, etc.
Skills: Moderate reading, writing, and grammar skills; proficient mathematics skills; moderate PC skills; knowledge of plumbing, electrical, heating, and air conditioning systems; ability to sit, stand, walk, stoop, bend, reach, and lift items weighing 75 lbs. or less; use hand and power tools; carpentry skills; knowledge of safety and building codes; valid driver's license; proficient interpersonal relations and communicative skills; supervisory skills sufficient to manage a small group of employees or outside contract service personnel; visual and auditory skills.
Experience: A minimum of 3 years experience in related positions normally required. |
